The Assistant Property Manager is the business manager of an apartment community - overseeing rent collection (including delinquencies), maintaining positive resident relations, assisting with leasing and other front office duties as needed, inspecting apartments during move-in and move-out, scheduling maintenance, and filling the role of acting Property Manager when the Property Manager is absent. Being a successful Assistant Property Manager means more than just bookkeeping. This position requires someone who can demonstrate strong multitasking, communication, organizational, and leadership skills. Property management and leasing / sales experience is essential. Working knowledge of tenant and eviction laws required. Experience with MRI . A college degree or related coursework in business, accounting, hospitality, or property management is preferred.

You will maintain these relationships by providing excellent customer service and helping current residents resolve problems as they arise. A successful Leasing Consultant must demonstrate strong sales and customer service, organizational, multi-tasking and communication skills. Basic computer skills and attention to detail also required. Prior experience in leasing, sales, or hospitality a plus. The Service Manager is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community in addition to supervising the maintenance team. They work with the maintenance team to ensure that the quality of work meets the standards set by the company and the owner.

The following qualifications must be met to be considered for the position of Service Manager:

  • Must have a valid driver’s license and reliable transportation.
  • Preventative maintenance program
  • Compliance with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment.
  • Budget control
  • Maintenance team supervision and on the job training
  • Key control
  • Contract review and communication/scheduling with contractors
  • Performs necessary repairs and preventative maintenance to preserve all buildings and equipment at a peak level of operation and appearance at the most reasonable level of expense possible.
  • Performs and direct repairs and/or replacements of all mechanical and structural systems contained within the respective property.
  • Responsible for the leadership and direction of all site maintenance related employees through the guidance of the Property Manager.
  • Provides day to day written and verbal instruction to the staff on all aspects of the building and site operation and ensures quality service to the residents.
  • Uses company-supplied materials and equipment and understands and conveys manufacturer’s recommendations and directions regarding same to others.
  • This is a line position with direct impact on company funds.

Job Description:

The Service Technician is responsible for performing various maintenance functions that are necessary to maintain and enhance the value of the community. They work with the maintenance team to ensure that the quality of work meets the standards set by the company and the owner.

The following qualifications must be met to be considered for the position of Service Technician:

  • Complete resident requested service orders on a timely basis.
  • Complete all assigned maintenance work on vacant apartments
  • Comply with all OSHA regulations and any applicable laws in your area regarding health, safety, or environment.
  • Order maintenance supplies with approval from Business Manager.
  • Install new appliances as necessary.
  • Assist Business Manager/office personnel as needed in emergency situations.
  • Consult with Business Manager and/or Service Manger on major repairs, replacements and/or contracts.
  • Must be able to lift 80-100 lbs on a regular basis.
  • Must be available to assist in after-hours emergency situations.
  • Must be available for night/weekend call duty.
  • Must have the knowledge and ability to perform the following duties:
    - plumbing repairs, repair/replace locks, smoke alarms
    - replace screens, appliance repair
    - electrical repairs,roofing inspection/minor roof repair
    - change AC filters,HVAC repairs (must have HVAC license)
    - replace broken windows,carpet and pad repair/replacement
    - comply with OSHA regulations
